The iconic landscape of Fifth Avenue South is set for a dramatic transformation.
A new three-story, mixed-use building has finally received unanimous approval from the Naples Design Review Board.
The project, named Avenue 31, will rise at 472 Fifth Ave. S., replacing the one-story building currently housing La Pescheria and two other retail spaces.
This is a major victory for prolific restaurateur Stefano Frittella, a dominant force in the downtown Naples dining scene.
The approval marks the end of a challenging four-year journey to bring the ambitious project to life.
Frittella plans to open a "super high-end restaurant" on the ground floor, inspired by his acclaimed establishment in Monaco.
Above the new Avenue 31 Cafe, the development will feature two luxury condominiums on the second floor and a sprawling penthouse residence on the third.
Designed by the renowned MHK Architecture, the building promises to bring a new level of sophistication to the celebrated avenue.
It was a testament to the developer's persistence after initial plans were sent back to the drawing board.
With demolition planned for next summer, construction is expected to take between 18 and 20 months to complete.
This development signals continued confidence in the luxury real estate and dining market in downtown Naples.
